Reservation Terms at a Glance

To provide a safe, enjoyable, and consistent experience for all guests, every direct reservation with Utah Escapes is subject to our Rental Agreement.

Before completing your reservation, please review these important highlights:

Reservation Responsibility

• The person making the reservation must be at least 25 years of age and is responsible for all members of their party, visitors, and any approved pets.

• The booking guest agrees to share the Rental Agreement and house rules with everyone in their group.

Occupancy & House Rules

• Maximum occupancy limits must be observed at all times.

• The total number of guests, including children, must be accurately disclosed prior to arrival.

• Parties, events, unauthorized visitors, commercial activities, and illegal conduct are not permitted.

Pets

• Pets are welcome only at designated pet-friendly properties and must be disclosed prior to arrival.

• Undisclosed or unauthorized pets may result in additional fees.

• Guests are responsible for any pet-related damage or excessive cleaning.

Caring for the Property

Guests agree to:

• Treat the home with care and respect.

• Report any maintenance concerns promptly.

• Refrain from smoking or vaping inside the property.

• Be responsible for any damage, excessive cleaning, or missing items resulting from their stay.

Amenities

Pools, hot tubs, recreational equipment, and other amenities are provided for your enjoyment but are used at your own risk. Guests are expected to follow all posted safety guidelines and operating instructions.

Cancellation Policy

For direct reservations:

• Cancellations made more than 30 days before check-in are eligible for a 50% refund of amounts paid.

• Cancellations made within 30 days of check-in are non-refundable.

• Payment processing fees and the 3% booking fee are non-refundable regardless of when the reservation is canceled.

We strongly recommend purchasing travel insurance to protect your investment against unexpected events that may require you to cancel or interrupt your trip.

Full Rental Agreement

After your reservation is confirmed, you will receive the complete Rental Agreement via email for electronic signature. The agreement includes your reservation details, property-specific rules, payment terms, cancellation policy, liability provisions, and all conditions governing your stay.

By signing the Rental Agreement, you acknowledge that you have read, understood, and agree to comply with its terms throughout your stay.
